Doors & Hardware AI
Door schedules, hardware sets, and opening-by-opening mapping — extracted from your bid package and verified by estimators.
For Division 8 subcontractors, installers, and distributors
The problem
The door schedule lives on the A-sheets. The hardware sets live in Section 08 71 00. The conflicts live everywhere. A Division 8 estimator spends one to three days per bid extracting, mapping, and cross-checking — and one missed hardware group can erase the margin on the whole job.
What goes in
- Architectural drawing sets (PDF)
- Door & hardware schedules
- Project specifications (Division 8)
- Addenda and revised documents
What the AI does
- Extracts the full door schedule — marks, sizes, materials, ratings, frame types
- Structures every hardware set from the spec, item by item
- Maps each opening to its hardware set, including sidelites and windows
- Reconciles drawings against schedules and schedules against specifications
- Flags missing hardware groups, unmapped openings, and document conflicts
- Drafts RFI-ready questions for every gap it finds
- Every quantity passes through our estimating QC team before delivery
What you get back
- Working Excel estimate: Door Schedule, Hardware Sets, Hardware Items, Door–Hardware Mapping, Takeoff Rollup
- QA notes documenting every judgment call and flag
- RFI list, ready to send to the GC or architect
- Project dashboard with turnaround, review status, and history
The deliverable
A working estimate, not a data dump.
Every project returns a structured Excel workbook — Door Schedule, Hardware Sets, Hardware Items, Door–Hardware Mapping, and Takeoff Rollup — with QA notes documenting every judgment call, so you can defend every number on bid day.

Inside the platform
Every project, tracked to done.
Openings mapped, review status, open RFIs, turnaround — each project is a live record, not an email thread. When documents get revised, upload the new set and the takeoff reconciles.

Questions estimators ask
How accurate is it?
The AI does the extraction and mapping; our estimating QC team reviews every quantity before anything reaches you. Anything the AI is uncertain about is flagged in the QA notes rather than silently guessed — if a door has no hardware set in the schedule, you'll see it flagged for confirmation, not invented.
What do I send you?
The bid package as you received it: drawing set PDFs and the spec. No special formatting, no pre-processing. Scanned and image-based schedules are fine.
How fast is turnaround?
Most packages come back the same or next business day, including QC review. Complex or very large packages may take longer — you'll get a committed turnaround when we confirm the project.
What happens to my documents?
They're encrypted in transit and at rest, accessed only by the AI pipeline and our QC team, never used to train public AI models, and deleted on request. NDA available. See our Security page.
How is it priced?
Pilot projects are priced per package so you can judge the output on your own bid before committing. Ongoing customers move to monthly plans. Send a project and we'll quote it.
Judge it on your own bid.
Send a real package. You'll get the full deliverable back — schedule, sets, mapping, rollup, flags — reviewed by estimators.
